Booking Terms & House Rules
The fair, plain-English basis for your direct stay with us.
Last updated August 2026 (version 2026-08). These terms apply to bookings made directly through this website. If you booked via Airbnb or Booking.com, that platform’s terms apply instead.
Booking Terms & Conditions
1. Who we are
“We”, “us” and “our” mean the owners of Waves & Walkways, a self-catering holiday home in Westward Ho!, North Devon (“the Property”). You can reach us at info@wavesandwalkways.co.uk or 07968 397782. “You” and “your” mean the lead guest making the booking, who must be 18 or over and is responsible for everyone in the party.
2. Making a booking
When you book on this website you are making a request to book. We review every direct request personally. Your booking is only confirmed — and a contract between us only forms — once we have accepted it and taken payment. At the point of request your card is authorised but not charged; if we are unable to accept your booking, the authorisation is released and you pay nothing.
3. Price and payment
The price shown at checkout is the full cost of your stay (including our booking fee and any discount), plus a refundable security deposit (see clause 4). When we accept your booking we take the full amount in one payment through our secure payment provider, Stripe. We never see or store your full card details.
4. Refundable security deposit
A refundable security deposit of £250 is included in the payment taken when we confirm your booking. We refund it in full within 7 days of your departure, provided that the Property is left as you found it. We may retain part or all of the deposit to cover: damage or breakages beyond normal wear and tear; missing items; additional cleaning (including as a result of smoking or vaping, or pets); or a stay by more people than were booked. We will always tell you the reason for, and amount of, any deduction.
5. Cancellations and changes by you
If you need to cancel or change your dates, please tell us as soon as possible. Unless we agree otherwise in writing, the following applies to direct bookings:
- More than 30 days before check-in: full refund of everything you have paid.
- 14 to 30 days before check-in: 50% of the accommodation cost refunded; the deposit is refunded in full.
- Fewer than 14 days before check-in: no refund of the accommodation cost; the deposit is refunded in full.
We’ll always try to be reasonable, and where we are able to re-let the dates we’ll refund you accordingly. We strongly recommend taking out travel insurance to cover cancellation.
6. Cancellation by us
We would only cancel your booking in exceptional circumstances (for example if the Property became unavailable through damage or events beyond our control). If we do, we’ll refund everything you have paid in full. Our liability to you for a cancellation is limited to that refund.
7. Arrival and departure
Check-in is from 3:00pm on your arrival day and check-out is by 10:00am on your departure day, so we have time to prepare the home for the next guests. If you’d like to arrive earlier or leave later, just ask and we’ll help where we can.
8. Number of guests and use of the Property
The Property sleeps up to 6. Only the guests named on your booking may stay overnight. The Property is for holiday use only — it may not be sublet, and no events, parties or commercial use are permitted. One bedroom is kept private and will be locked during your stay.
House Rules
To keep the home lovely for you and for those who follow, we ask everyone to agree to a few simple rules:
- No pets. Pets aren’t allowed anywhere on the property, including in vehicles — mainly to keep the home comfortable for guests with allergies.
- No smoking or vaping. Waves & Walkways is entirely smoke- and vape-free, including the garden, driveway and parking areas. A professional cleaning charge may apply if this isn’t followed.
- No parties or events, and no more guests than are named on the booking.
- Treat the home as your own. Please take reasonable care of the Property, its contents and the garden, and leave it clean and tidy.
- Be considerate of neighbours — it’s a residential area, so please keep noise down late at night.
- Tell us about any damage straight away. Accidents happen; for minor things we usually won’t charge. Please don’t leave a problem for the next guests to find.
- Security. Please lock the doors and windows when you go out, and don’t copy or share keys/entry codes.
- The private locked room is not part of your booking — please don’t attempt to access it.
General
9. Your responsibilities and our liability
You are responsible for the Property and everyone in your party during your stay, and for any loss or damage you cause. Your personal belongings, and any vehicles and their contents, are left at the Property at your own risk. We accept no liability for indirect or unforeseeable loss. Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be limited by law. Your statutory rights as a consumer are not affected.
10. Access to the Property
We may need to access the Property during your stay in an emergency, or (with reasonable notice, and at a time that suits you where possible) for essential maintenance.
11. If something isn’t right
We want you to have a great stay. If anything isn’t as it should be, please contact us during your stay so we have the chance to put it right — it’s much harder for us to help after you’ve left.
12. Circumstances beyond our control
We aren’t liable for any failure to provide the Property, or for anything that spoils your stay, caused by events beyond our reasonable control (for example extreme weather, utility failures, fire, flood, or government restrictions).
13. Your information
We only use the details you give us to manage your booking and your stay, and we don’t sell them or share them with anyone except our payment provider as needed to take payment. See our approach to privacy in the site footer.
14. Governing law
These terms are governed by the law of England and Wales, and any dispute will be subject to the courts of England and Wales.
